Our Terms and Conditions


The Forge Dungate - Terms and Conditions


We try to keep our rules and regulations to a minimum, but we do insist that you do not smoke anywhere inside the property and that you use the ashtrays provided outside. Here are our full terms and conditions:

  • We do not accept bookings where all guests are below the age of 18.

  • The maximum capacity is two people, at least one person must be over the age of 18 (this is due to insurance purposes and any guests found to be exceeding this will be required to leave immediately).

  • All utility charges are included in the cost of your stay.

  • It is not permitted to use the power sockets/electricity for charging electric vehicles,

  • We do not charge extra for dogs, and there is no limitation on the number or size of dogs as long as the accommodation is suitable by agreement. Any damage done by your dogs will be charged for.

  • The property and internet must not be used for any illegal, immoral, dangerous, offensive or excessively noisy activities.

  • We provide free WiFi but cannot be held responsible for any interruption of service which is beyond our control.

  • Guests must be considerate of neighbours and not cause aggravation to occupants of nearby properties.

  • We must be notified of any breakages/damages as soon as they occur.

  • Dogs must have up-to-date vaccinations, flea and worm treatments and be free from Kennel Cough.

  • If your dog sleeps on your bed, you must provide your own bed linen (bottom sheet, quilt cover and pillow cases) and we must be informed at the time of booking. Should we find that our bedding has been used without linen we may charge you for replacements.

  • Please pick up any dog waste as soon as possible on a daily basis and dispose of it in tied dog waste bags in the bin provided outside.

  • Use of the garden and exercise field is at your own risk. 

  • Fences are variable heights at 1 metre high minimum,  post and rail, stock fencing and native hedging.

  • We cannot be held responsible for any dogs escaping. 

  • Please be aware there may be sheep in the fields nearby.

  • Dogs must not be left unattended in the property or garden at any time.

  • The accommodation and garden must be left in clean condition upon departure.

  • Guests must adhere to our Covid-19 Guest Procedures on the day of departure.

About bookings...

  • Check in: from 1pm

  • Check out: by 10am

  • Minimum stay 3 nights

  • Maximum stay 28 nights

  • Key collection and arrival details will be provided by email approximately 7 days prior to the commencement of your stay. 

Our rights...

We reserve the right to revoke or refuse any booking from parties which we consider to be unsuitable for the property, prior to, or during the stay, or impose additional damage deposit fees.


  • 25% of the total rental amount is required as a deposit to secure your booking.

  • Bookings will be confirmed via email, upon receipt of the deposit.

  • Payment of the booking deposit will bind you to our terms and conditions.

  • Payments can be made by debit/credit card via Stripe or bank transfer.

  • We do not accept cash or cheques

  • Your balance is due no later than 14 days before the first date of your stay. In the event of non payment by this date (cleared funds), we will treat your booking as if you have cancelled and the dates will be re-advertised.

  • If you book with less than 14 days notice, payment will be required in full upon booking.  

Damage deposit...

A refundable £100 damage deposit is required in addition to the cost of rental. This is to cover any damage, breakages and/or additional cleaning required.

  • Additional cleaning required above a 'normal' clean will be charged at £20 per hour and will be deducted from your damage deposit.

  • Breakages will be charged at our discretion at the cost of the replacement item(s), plus any fitting/delivery costs incurred where applicable.

  • Should the cost of rectifying or replacing any damages exceed £100, you may be liable for the full cost.

  • Should your dog(s) sleep on the bedding supplied without your linen in use, you will be charged for the cost of cleaning or replacement. (Bedding will be replaced where hair and dirt cannot be removed to a satisfactory level).

  • Your damage deposit will be returned within 7 days if there are no discrepancies.


We strongly recommend that you take out holiday insurance


In case you have to cancel your stay for any reason. Should you wish to cancel, you must express your desire to terminate your booking in writing by emailing as soon as possible.

For cancellations due to Covid-19 Government Lockdowns, we guarantee to refund 100% of your payments

  • For cancellations made in excess of 1 calendar month before the first date of your booking we will refund your deposit minus a £50 administration/remarketing fee.  

  • For cancellations made within 1 calendar month of the first date of your booking, we will try to secure a replacement booking, however, if this is unsuccessful or we have to take a reduced rate to secure a booking, amounts from your payment will be retained as follows:  Reduced rate booking - we will retain the difference between the full rate and the reduced rate in addition to the administration/remarketing fee. No replacement booking - we will retain the full cost of your holiday.

  • We are happy to supply paperwork to your insurers on request.

  • In the unlikely event of us having to cancel your booking for any reason we will notify you as soon as possible and refund any payments made in full.
